For our kitchen renovation, in early fall 2013, we hired Osman construction. We chose them because the price seemed fair after some comparison with other quotes.
The project was supposed to last two, two and a half week. Week 1 went rather well, demolition and getting the cabinets ready. Things got bad as soon as the floor got installed. The tiles were layered unevenly; they had a lot of lippage. We thought that when they would finish with the grout the defaults will disappear, or at least by eased, but no. The contractor should have spaced each tile by one third of their length, as per recommended by the tiles shop but only spread them by half. Once the job was done and we complained about it his response was that it was the look of the tiles, he did installed the same tiles for another client and they looked the same… so he knew he couldn’t do it but didn’t say a thing until it was done.
Backsplash also has some flaws, which lead us to conclude that tile’s are not one of the contractor’s areas of expertise.
The next big mistake was made when installing the counter top, we chose butcher block’s countertop. A basic carpenters rule was overlooked, measure 2 and 3 times cut once. The contractor miscalculated a beam in the kitchen and cut the butcher block only to find afterwards that it didn’t fit. He couldn’t find another option to make it work. We wanted a seamless countertop and had boards long enough to cover what we wanted plus some change. Good thing we had 2 boards but still we needed a seam somewhere to make it work and we had to come up with the solution.
I guess the worst thing for us was not only that the job didn’t meet our expectations it was also that no matter what it was the fault of the materials, when we challenged him the response was always related to that how it’s supposed to be or the type of material used, etc… It was never because of technique used or human error which can always happen but not admitting it was really unprofessional.
There were certainly some lessons learned out of our 1st kitchen renovation experience with Osman Contractor. To list major ones that will make your life easier and obtain your dream kitchen:
• Before signing contract, list absolutely every last action that will be completed. No job should be assumed that is part of a kitchen renovation. You’ll never hear the end of ‘this is extra…’ and there goes the budget
• Personally buy and inventory all materials to be used. We thought it made sense to allow the ‘expert’ complete, the downside is that the receipts never stop coming. Left over materials that clearly were not fully used we never saw again. Stuff that was supposedly bought for the project appears with receipt dates days after installation (never got a satisfactory answer from Osman on this one)
In summary, plan ahead, document every last detail and have some clauses on quality against finishes that do not meet standards. This contractor and quality finishes are non compatible.
