Kitchen Remodeling
Planning to remodel your kitchen? That’s an investment worth making. According to Remodeling’s 2015 Remodeling Cost vs. Value Report, kitchen renovations still offer the most value and return on investment.
Bathroom Remodeling
According to the National Association of Home Builder’s most recent survey, bathroom remodels were cited as a common job by a record 78 percent of remodelers in 2014. Bathroom renovations are in demand, and Houseplay has the portfolio to prove it.
Flooring
We replaced all bathroom and kitchen fixtures, refinished flooring, and updated wall colors and lighting elements as well. Furthermore, we optimized closet storage by increasing the opening heights to eight feet and adding new closet doors. These changes allowed the family to access the top part of their closet and utilize the full storage space.
Door Installation/Replacement
Framing
Our scope of work encompassed demolition and removals, framing, plumbing, electrical, insulation, cabinetry and carpentry, flooring, windows, kitchen and bath accessories, painting, tiling, venting, and HVAC.
Fireplaces
In one recent project, Revitalizing History, we created a more open, modern layout on the first floor of an historic brownstone. But we were careful to preserve many historic details, including the original subfloor (which we had refinished when the heart pine flooring was unsalvageable) and a marble slab with inlay from the original foyer floor which was restored and repurposed as the fireplace hearth.
Carpeting
We had the chance to make good on our word in 2016, when we hired Houseplay for a design and build project that included the complete gut renovation of one full bathroom and a small powder room, as well as painting and minor repairs in the guest bedroom and carpeting in the staircase area.
Skylight Repair/Replacement
A completely redone lighting and electrical plan included LED recessed light fixtures, recessed speakers, and motorized transom windows … perfect for letting in some fresh air to compliment the gorgeous natural light streaming in from the skylights.

New Construction
Demolition
This extensive remodel included demolition and rebuilding of a one-story addition in preparation for the installation of a new, modern kitchen. After replacing the original load-bearing brick wall with a steel header, we also leveled the floors and added new engineered hardwood flooring with hydronic radiant underfloor heating for chilly winter days.
Sunrooms
By reframing a window into the sunroom, we were able to create a very functional U-shaped layout with plenty of counter space. We moved the fridge, which had been isolated in an awkward pantry area, back into the kitchen proper. We then repurposed the pantry as a mudroom with a coat rack and copious storage for backpacks and shoes.

Window Installation/Replacement
Decks
The roof of this custom-designed home was leaking in myriad locations, so our team removed the existing roof decks to access and repair the exterior trouble spots.
Siding
Niall painted the trim on the facade of my house a few years ago, and I have been working with him since. The job he recently finished for me was quite a challenge and I was pleased with the results. My tired enclosed porch with layers of peeling exterior paint and rotting steps to the yard needed a full overhaul. The job required more than a little carpentry, as well as finishing and trim work around some windows that were poorly installed years ago (by another contractor). The very worn original wood clapboard siding was able to be restored to a pristine condition and the trim work added brightness and vibrancy to that primary entertaining area. Thanks to Niall, I am now proud to invite guests to enjoy my back porch with me.

Painting
Carpentry
Niall and his team from Houseplay Renovations are outstanding! We hired Niall to do a major restoration project for our 1865 home. From the moment we met Niall... we knew that he would be a delight to work with. Niall’s carpentry skills are fantastic. The hip roof that he built for our porch is perfect. He installed Ipe decking (which is very expensive and an extremely hard wood to work with) without any waste and we are thrilled with the result.... Niall and his team showed true professionalism and strong work ethics when work was being done in temps over 90 degrees!.... Niall built our family a front porch to be proud of and we cannot wait to spend many summer days enjoying it. If Niall happens to be booked when you are ready to do your project... postpone your project until he is available, you will not be disappointed!
Insulation
At present, the design phase is finished and the building process is underway! Under the supervision of our project management team, our subcontractors have been completing demolition, plumbing, electrical, insulation, flooring, tiling, painting, and assorted other installation tasks to bring this vision to reality.
Electrical Work
Our full scope of work included demolition, carpentry, installation of new cabinets and appliances, electrical work, and plumbing work. We also repaired the staircase, installed and refinished hardwood flooring, and painted throughout the entire house.

Appliance Installation
For example, we redesigned the bathroom with a new layout, redid the kitchen, replaced finishes, and took care of flooring, painting, new appliance installation, and replacing exterior siding as well.
