Real Property Management Greenway

I am writing for an owner who lives in Elizabeth Heights. They have pursued deferred maintenance issues with Abacus for a year. Abacus tells clients to submit deferred maintenance complaints, but nothing gets done quickly. Homeowner mtgs are held on a week-night, which makes it very difficult for working owners to attend; many units are occupied by renters, who do not have a vested interest in the community. Minutes of the mtgs are not emailed, or mailed out to residents, so no one knows the agenda unless they attend a mtg. Their building was inundated with rats Spring 2012, one which died in the dryer vent in July, requiring a prof svc to remove it! The onsite manager is abrasive/uncooperative. I do not understand neglecting entire buildings while continuing to collect dues. I hope the Board will get moving on critical action items. It once was a pleasant place, but Abacus/board of directors can only receive a positive review if they can get off the money-pot & do their jobs.

In the 5 months since my association awarded Mr. Levy our contract, Abacus took us from $100,000 in debt to a $75,000 surplus. That's fact. We literally had people crying with relief at the meeting. If they take too much control, it is control over people who don't pay, control over people who trash our grounds, control over useless vendors, and control over entrenched directors who only care about their own financial gain. Kudos to Abacus and god bless them.

Unresponsive management team. Owner, Matt Levy seems more interested in control than communication. Beware.
